How do owners find tenants or buyers?
The owner wants to rent or sell his apartment. Where do you start? Once you've done this a few times, it can be easier than when you first started. Every beginning can be a challenge. Here are some tips to find good tenants or buyers:

Promotion:
You should advertise so that it is known that you want to rent out your property. You can advertise in various portals e.g. ImmoScout, Immowelt, Ebay Classifieds. You have to find out about the costs and decide what you want to spend to advertise.
Contact:
When inquiries arrive, you should contact the potential tenants and buyers and arrange a viewing appointment.
Qualification:
The potential tenant or buyer will decide after the viewing whether they are interested and either want to rent or buy. There may be exchanges and questions here. The potential tenant or buyer should then send in their documents, for example:
- confidential application form
- a positive Schufa
- the last 3 salary statements or BWA
- copy of ID or similar for identification
Rental contract or purchase contract:
As soon as the owner has decided who he choses, the rental contract is signed and the deposit is paid. When selling, the whole thing also goes to the notary and there are steps to follow here.
Handover of the property for rent or sale:
It is important to record with photos and in writing what the condition of the apartment is before the move-in so that when the move-out occurs, it is clear what may be damaged or needs to be renovated. Here it is signed again by both sides and the keys are handed over.
Broker:
If the owner is now considering whether he would like to use an agent because he may have more than one property, then these are roughly the points that the agent would work through.
